Luigi was overcome with excitement at the letter and rushed to invite his big brother, Mario, as well as Princess Peach and a trio of Toads. Soon, they all departed for the hotel. Upon arriving at the beautiful hotel, Luigi and his friends were warmly welcomed by Hellen Gravely herself! Afterward, they were each shown to their rooms.

Little did they realize it was all a trap put in motion by Hellen Gravely in order to impress a resurgent King Boo. Awakened in the night by Princess Peach's scream, Luigi found the giant hotel swarming with ghosts. Not only that, but all of his friends had been sealed inside picture frames! Will Luigi be able to rescue his trapped friends and escape the hotel in one piece?</blockquote>

[[Luigi]], [[Mario]], [[Princess Peach]], and a trio of [[Toad (species)|Toads]] are invited to a hotel called [[The Last Resort]] for a vacation, which they travel to via a charter bus driven by [[Toad|one]] of the Toads. Soon after Luigi and the gang arrive, they head inside the [[Grand Lobby]] during broad daylight and check in at the front desk with the hotel's bellhop, [[Steward (Luigi's Mansion 3)|the Steward]]. They are introduced and later escorted by the owner of the hotel, a mysterious woman named [[Hellen Gravely]], to their fifth-floor rooms. Princess Peach is seen heading towards her respective hotel room ([[Room 501]]), Mario to his ([[Room 502]]), and finally Luigi to his own ([[Room 503]]). Inside his hotel room, Luigi starts to read a novel and immediately falls asleep.

Luigi later wakes up on a dark night and hears Peach screaming, the hotel's atmosphere now haunted with everyone but him gone missing. He gets out of bed with simply a flashlight in hand, exits his room and sees mysterious purple energy lurking through the hallway. He walks towards the floor's elevator to be greeted by Hellen, who is revealed to be a ghost. Hellen explains she invited Luigi and his friends out of admiration for her idol whom she reveals as none other than Luigi's arch-nemesis, [[King Boo]], much to his horror. King Boo explains that Hellen had freed him from [[Professor E. Gadd]]'s custody following his recapture in the previous game and announces his plan for revenge upon Luigi, showing his friends imprisoned in paintings. He begins chasing Luigi through the hallway to subject him to the same fate while placing [[Spirit Ball]]s on all the hotel room doors and corners him at the end of the hallway. However, Luigi manages to escape by jumping into a laundry chute and falls all the way into a laundry hamper in the [[Basement (Luigi's Mansion 3)|basement]].

Luigi is woken up by Polterpup and manages to find the [[Poltergust G-00]] inside E. Gadd's car. He soon finds the professor trapped in another painting as well on the second floor and frees him by using the [[Dark-Light Device]] he finds in a vault. The now-freed E. Gadd asks Luigi to escort him out of the hotel, but he decides to stay when Luigi refuses to leave before saving his trapped friends. After Luigi and Professor E. Gadd return to the garage and the former defeats the Steward, E. Gadd sets up his portable lab, explaining how he too was tricked into visiting the hotel as part of Hellen's plan and gives him the [[Virtual Boo]] for communication. Professor E. Gadd then asks Luigi to retrieve his briefcase from the fifth floor, where Luigi recovers it from [[Chambrea]] and brings it back to him. The contents of the briefcase allow Luigi to call on [[Gooigi]], a ectoplasmic doppelgänger of him, for help.

While searching the hotel for his friends, Luigi must also recover the missing [[elevator button]]s from powerful ghosts encountered at the end of the its many floors to access the rest; in two instances, he must track down and battle Hellen Gravely's pet cat, [[Polterkitty]], who steals the buttons just as he is about to install them in the elevator and hides in the previous floors. Luigi also manages to rescue the Toads, who wait in E. Gadd's lab after being saved and escorted to the elevator. However, as he saves each of them, Hellen, observing from security monitors, grows more and more furious with his success. Once Luigi saves the third Toad, King Boo, having lost faith in Hellen, takes one of the last two paintings, Mario and Peach, in his possession.

Luigi reaches the last floor, the Master Suite, but as soon as he arrives, Hellen Gravely appears on a monitor and reveals she has Mario's painting in her possession (meaning King Boo has Peach's), challenging him to confront her. Once Luigi navigates through the various traps and puzzles, he finds the four keys that lead to Hellen's office. Hellen furiously berates him for the trouble he caused, including capturing Polterkitty, and costing her King Boo's approval. To redeem herself in King Boo's eyes, she proceeds to battle Luigi directly. Luigi defeats and captures Hellen Gravely and then frees Mario, who then leads him to the [[Rooftop (Luigi's Mansion 3)|Rooftop]]. There, they find Peach's painting and Luigi sets her free. However, the group's embrace is interrupted when King Boo confronts them and reveals that he absconded with E. Gadd's lab, trapping E. Gadd and the Toads in another giant portrait. He attempts to do the same to Mario, Peach and Luigi, although he manages to get only the former two as Luigi is inadvertently shoved out of the way at the last second by Polterpup. King Boo, having lost his patience, then engages in battle with Luigi.

With Gooigi's help, Luigi triumphs over King Boo once more before the Boo can entrap them all in the painting, although the hotel collapses immediately after the battle. Luigi is saved by Polterpup again and releases his friends from the painting. Soon after, the captured ghosts escape from E. Gadd's ghost canister, although they become social when the jewel from [[crown (King Boo)|King Boo's crown]] vanishes, implying that they were brainwashed. The ghosts are saddened to see their home destroyed, so Luigi and his friends work with them to rebuild the hotel in E. Gadd's image and similar to [[Luigi's NEW Mansion]] from the first game, the rebuilt hotel takes a different look depending on how much money the player ends the game with. With the new hotel finished and the recaptured King Boo returned to E. Gadd's custody alongside Hellen and Polterkitty, E. Gadd, Gooigi and the ghosts bid farewell as everyone else departs for home on the charter bus. Luigi falls asleep on the bus with Polterpup as it rides into the sunset.

==Gameplay==
''Luigi's Mansion 3'' plays much like the two previous entries in the series, ''[[Luigi's Mansion]]'' and ''[[Luigi's Mansion: Dark Moon]]'', returning to a singular setting much like the first game while featuring a variety of themed floors akin to the second game's mansions, allowing the player to re-explore already completed rooms. The [[Poltergust G-00]] retains the basic qualities of the two previous vacuums, as well as the [[Strobulb]] item and the [[Dark-Light Device]], though adds a targeting mechanism when blowing out items or a plunger. It also introduces new abilities, such as [[slam]]ming ghosts on the ground or into each other, firing a grabable plunger with the [[Suction Shot]], and creating a shockwave or being lifted up with a [[Burst]]. Luigi has a new device known as the [[Virtual Boo]] (VB), a parody of the [[Virtual Boy]], which serves the same function as the [[Game Boy Horror]] and [[Dual Scream]] did from the two previous games. The money collected with the Poltergust G-00 can be used to buy [[Gold Bone]]s (1,000 G), [[Boo Finder]] cartridges (1,000 G), [[Gem Finder]] cartridges (1,000 G), and also to buy hints from the Virtual Boo's E. Gadd Hotline while in the Lab inside the Basement to find in-game floor themed collectible [[gem]]s and other various puzzles, which when brought will activate the HD Rumble in the Joy-Cons when getting close to a gem or [[Boo]] in morse code while in certain rooms on floors when using Gooigi, which can also be felt when using the Poltergust G-00. Professor E. Gadd will sometimes suggest Luigi to come to his Lab in the Basement to buy hints from him to solve the floor's puzzles and such whenever the player is struggling, though hints can be turned off in the Guide/Settings menu. There are six floor themed gems and one Boo on each floor. The game automatically fully saves progress whenever entering a room or elevator after ten seconds. There are in-game achievements for certain objectives. Story mode (co-op), ScareScraper (co-op), and ScreamPark cannot be played in co-op multiplayer on the Nintendo Switch Lite without detached official Nintendo Switch Joy-Cons. There is a brightness slider to control the hue of a given area from darker to lighter in the game's Settings.

[[Gooigi]], first officially introduced in the [[Nintendo 3DS]] [[Luigi's Mansion (Nintendo 3DS)|remake]] of the first ''Luigi's Mansion'', reappears and is stored in the Poltergust G-00, hence '''''Goo'''''igi. Gooigi has 25 HP, while Luigi has 99 HP, and can be called upon to pass obstacles Luigi cannot, such as [[Spike (obstacle)|spikes]] and bars. However, he is weak to fire and water, and will lose all his health immediately if he comes into contact with them, causing him to immediately return to Luigi. A [[Game Over]] occurs when Luigi loses all of his HP. It features a cutscene where King Boo has Luigi, Mario, Professor E. Gadd, Princess Peach and the two Toads trapped inside paintings; he turns around to face the viewers while laughing evilly. Like the previous installments, the scene ends with the phrase, "Good Night!" Luigi and Gooigi cannot be controlled at the same time in single-player mode, but Gooigi can be controlled by a second player with the second Joy-Con (R) controller for co-op multiplayer. If Luigi attempts to enter a door with Gooigi out, Gooigi will automatically retract into the Poltergust G-00.

Unlike in ''Luigi's Mansion'' and ''Luigi's Mansion: Dark Moon'', once King Boo is captured, the player cannot save their data after the credits have been played. This makes it impossible to save the money collected before the final battle; the player must load up a story checkpoint before entering the door to the final battle.

The ScareScraper, originating from ''Luigi's Mansion: Dark Moon'', makes a return, allowing for up to eight-player co-op multiplayer (via four Luigis and four Gooigis) to clear either 5, 10, 20, or a random amount of floors between two to twenty, with a five-minute time limit for each floor, except the Rooftop, which has a time limit of ten minutes with different challenges on each floor such as Capture the Ghosts!, Find the Toads!, Collect the Money! and Defeat the Crows!. It acts very similar to its prequel appearance, though adds new abilities and functions such as the super suction, super strobe, a red siren [[fake door]] detector helmet, voice chat and the [[Blackout]]. [[Boolossus]] awaits the Luigis and Gooigis at the top of the ScareScraper hotel Rooftop upon completing all the set floors.

A multiplayer party mode where two teams called Team Luigi and Team Gooigi consisting of Luigis and Gooigis respectively, set to compete against each other on different levels with a two minute time limit where they have to capture the most [[Goob]]s (Ghost Hunt), collect the most coins while riding floaties in an indoor swimming pool (Coin Floating), or attain the most bull's-eye targets on the ends of a rotating wooden pirate wheel while avoiding hitting a wooden castle pellet trap (Cannon Barrage) to win.

The Grand Lobby first floor originally had a bland different wall design above the front desk area.

The Mezzanine second floor dining room had different table clothes with no table lamps on top and there was not a lobster or ice cream inside a white ceramic pedestal dish in the back wall table.

While Luigi is reading a novel on the bed in his RIP Suites fifth floor hotel room (Room 503) and quickly falls asleep, he did not drop the book exactly in-between his lower stomach center area, nor has, "''ZZZZZZZZZZZZZ''," coming out of him while snoring. Mario's hotel room (Room 502) was different looking, lacking fog, had the purple comfy chair closer to the table near the bed with two pizza boxes on top, there was another purple comfy chair to the right of the table closest to Mario's bed, Mario's two slippers are apart from each other, there were four pizza boxes on top of a mobile serving table, the chair in the back left was tipped over, Mario's suitcase with his signature M emblem on it was not opened up, the table nearest to Mario's mattress had food that was tipped over, and such.

The Paranormal Productions eighth floor had the golden velvet rope barriers infront of a snow mountain prop near the elevator protruding out just slightly and had ceilings lights on the theater poster-like display hallway area. The [[Studio 3: Fire Set|Fire Set]] room did not have a Polterkitty, just a Hammer and Goobs.

The Dance Hall fourteenth floor originally had green/blue colored three way subwoofer loudspeakers.
